This is your Naples Real estate market report for the start of 2019.If you are a buyer 2019 is off to a good start, as the buyers market continues. Vistiors excaping the cold temps and buyers alike were pleasantly suprised with their options as inventory levels increased 7% over January 2018. However home prices rose only slightly 1%. Many brokers reviewing the January numbers felt the stock market tumble in late december may have contributed to home buyers delaying purchasing decisions in January 2019. High end single family homes sales increased 21% and high end condominiums increased 18% compared to January 2018.New Home Construction is tempering price increases in many areas of the resale market. More builders are offering brokers and realtor purchase incentives for their buyers, which make it necessary for homeowners to price their homes more competitively. Fee heavy condos are hurting right now as inventory rose 6% in the under 300k category. And closed sales for this catergory dropped 25%. We expect the supply of homes to increase, giving buyers more homes to buy, but not so many that it will negatively affect overall home prices.
